A deposit of £200.00 is required to secure the cottage, if the deposit is not received within 7 days of the booking we will assume it is cancelled.

Should you wish to cancel your reservation more than 60 days before the arrival date. The deposit will be refunded minus a charge of £40 only if we are able to rebook your stay dates.  This charge will help to  cover bank, advertising and administrative expenses.

The balance is due 60 days before arrival date. If cancellation is made within 60 days of the arrival date the amount paid will be  only be refunded if the whole vacancy can be filled. Any additional discounts incurred to fill the cancelled dates will be deducted from the balance as well as the cancellation charge of £40  will also be made.

Any damage occurring to Woodlea's property, fixtures and fittings, other than acceptable wear and tear, will be charged to the guest responsible. ( we have never had to do this!) we would rather any damaged is reported to us so we can try to sort it ASAP.  Finding damage on a Saturday change over is really quite upsetting and usually can not be dealt with immediately so impacts the next guests. 

Dog hairs found by the laundry will result in the bed linen being disguarded, the charge for replacements will be made to the guest. 

We regret we cannot accept responsibility for any damage or loss as a result 'force majeure' (such as industrial disputes, adverse weather conditions and all events out of our control).  .  

*****We recommend that you take out travel insurance which covers your UK break.  As there are ongoing ferry issues please ensure you take out holiday insurance that covers travel disruption.  If the worst happens we will provide any information needed to make your claim. *****
