Woodlea Cottage – Booking Terms & Conditions

We want you to enjoy your stay at Woodlea and have tried to keep our booking conditions as straightforward as possible. Please read the following information carefully before confirming your booking.

Booking & Deposit

A deposit of £200 is required to secure your booking.

If the deposit is not received within 7 days of making your reservation, we will assume that you no longer wish to proceed and the booking may be cancelled.

The remaining balance is due 60 days before your arrival date.

Cancellation by You

We understand that sometimes plans have to change.

More than 60 days before arrival

If you cancel more than 60 days before your arrival date, we will try to re-let the cottage for the dates you have booked.

If we are able to re-let the whole of your booked period, your deposit will be refunded, less a £40 cancellation chargeto help cover administration, banking and advertising costs.

If we are unable to re-let the dates, the deposit will not be refunded.

Within 60 days of arrival

If you cancel within 60 days of your arrival date, any money paid will only be refunded if we are able to re-let the whole of your booked period.

If we have to offer a discount in order to secure a replacement booking, the amount of that discount will be deducted from any refund due.

A £40 cancellation charge will also be deducted.

We strongly recommend that all guests take out suitable UK travel insurance from the time of booking to protect themselves in the event that they need to cancel their holiday.

Cancellation by Woodlea

In the unlikely event that we are unable to provide Woodlea for your booked stay, including because of a sale or property damage, we reserve the right to cancel the booking.

If this happens, we will notify you as soon as reasonably possible and refund in full all payments you have made to us for the affected booking.

Subject to applicable consumer law, our liability in these circumstances will be limited to the amount you have paid to us for the booking.

Travel & Ferry Disruption

Guests are responsible for making their own travel arrangements to and from Woodlea.

As ferry services can occasionally be affected by weather, operational problems or other disruption, we strongly recommend taking out travel insurance that specifically covers UK holidays and travel or ferry disruption.

If disruption occurs and you need information about your Woodlea booking to support an insurance claim, we will be happy to provide it.

Events Beyond Our Control

We cannot accept responsibility for loss, damage or disruption resulting from circumstances outside our reasonable control, such as severe weather, industrial disputes, interruption to transport services or other exceptional events that we could not reasonably have prevented.

Nothing in these booking conditions affects your statutory rights.

Problems During Your Stay

We want you to have an enjoyable stay at Woodlea.

If you experience a problem with the cottage, please let us know within 24 hours of becoming aware of it, and preferably as soon as possible.

This gives us the opportunity to investigate and, wherever possible, resolve the issue during your stay.

Damage

Guests are responsible for any damage they or members of their party cause to Woodlea, its contents, fixtures or fittings beyond reasonable wear and tear.

Accidents do happen, and we would much rather you tell us about any damage as soon as possible so that we have an opportunity to repair or replace the item before our next guests arrive.

Where appropriate, the reasonable cost of repairing or replacing damaged items may be charged to the guest responsible.

Dogs & Bed Linen

We are happy to welcome dogs at Woodlea, but please do not allow dogs onto or into the beds.

If bed linen is soiled with dog hair to the extent that our laundry is unable to clean and reuse it, we reserve the right to charge the reasonable cost of replacing the affected linen.

Travel Insurance

We strongly recommend taking out comprehensive travel insurance when you book your stay.

Your policy should cover cancellation of a UK holiday and, where appropriate, ferry or other travel disruption.

Should you need to make an insurance claim relating to your stay at Woodlea, we will be happy to provide reasonable booking information required by your insurer.

By paying your deposit, you confirm that you have read and accepted these Booking Terms & Conditions.
